• Allows large volume purchasers to acquire and/or renovate multiple properties
• 1 flip, build, or active rental within the last 2 years
• Borrower: Individual, LLP, LP, Corporation, or LLC (Single Purpose Entity)
• 1 property per loan
• Single-family detached residences (SFR)• 2-4 unit residences• Condominiums
(including non-warrantable)• Townhomes• Planned Urban Developments (PUD)• Multi-family, 5-20 units
• Term: 9 Months, with optional 3-month extension Max term: 15 months

BRIDGE LOANS

Our bridge loan is a short-term loan used until a person or company secures permanent financing or removes an existing obligation. … Bridge loans are short term, up to one year, have relatively high interest rates, and are usually backed by some form of collateral, such as real estate or inventory.

• Property Type : 1-4 Unit Residential Investment Properties (Only non-owner occupied)
• Maximum LTC: Up to 90% of Purchase & Repair Costs–Avg. 80-95%
• LTV/ARV : Up to 65% of the After-Repair Value
• Rate Range:8.25% to 13.99%- Avg. 11% Risked Based on Borrower, Property and LTV
• Origination Fee: 2%-4 % (Minimum $ 2,000)
• Loan Size : Minimum:$75,000; Maximum:$2,000,000
• Repairs/Construction Escrow : Repairs to Purchase Prices must be less than 50% *exceptions for experienced borrowers
• 2nd Liens : Not permitted
• Misc.: Purchase contract showing entity as Buyer

• Appraisal ordered by lender and paid for by borrower

NEW CONSTRUCTION LOANS

• Loan Amounts $75,000 to $350,000
• Interest rates 4.99% to 7.99%
• Single Loans and lines credit available
• New Constriction loans for Single family and multi-family properties up to 20 units
• Loans from $150k-$3MM
• 12 month term, with optional 3 month extension
• Funding up to: 75% of land value
• 95% of construction budget
• 75% of LTV
• 620 FICO
• Multiple draws available at borrower’s discretion
